VA Loan Entitlement

VA Loan Entitlement for a VA Mortgage is defined by the US Department of Veterans Affairs as the amount available to guarantee a mortgage loan. VA Loan Entitlement is the dollar amount available for use on a VA-guaranteed mortgage loan.

VA Loan Entitlement Types:

There are two types of VA Loan Entitlement, BASIC and BONUS.

      • Basic VA Loan Entitlement: $36,000

      • Bonus VA Loan Entitlement: applies to loan amounts greater than $144,000

      • The Standard VA loan limit is the same as the conforming loan limit. This VA loan limit applies to a Veteran with Reduced Entitlement, Veterans with one or more active VA loans or borrowers who previously defaulted on a VA loan.

      • VA Borrowers with Full Entitlement can get loans for as much as they can qualify for.

      • VA Borrowers need to provide the Lender with their credit, income, and liability information similar to borrowers for any other type of home loan.

      • The US Department of Veterans Affairs doesn’t require a minimum credit score in order to guarantee a VA mortgage loan, however, lenders who provide VA home loans will have different minimum credit score requirements.

    The US Department of Veterans Affairs provides a guarantee of a VA Mortgage Loan, the VA isn’t the Lender.

      The VA Streamline Refinance Program is a low-cost refinance program that allows refinancing an existing VA loan at a low cost.

      The IRRRL Streamline Loan can lower the interest rate of an existing VA Home Loan. It can also be utilized to change a VA Adjustable Rate Home loan into a Fixed-Rate Home Loan at a low cost to the borrower.

      To receive VA entitlement and mortgages, veterans must meet specific criteria set forth by the VA. These include having an honorable discharge from active military service, being in service for at least 90 days during wartime or 181 continuous days during peacetime, and receiving a Certificate of Eligibility (COE) from VA’s Loan Guaranty Service after filing VA Form 26-1880.

      Once eligibility is established, veterans have several VA home loan options to choose from. The VA also offers several particular purpose loan programs, such as those designed specifically for Native Americans, Reservists, and disabled veterans.

      VA Loan Process

      The VA home loan process is similar to other types of mortgages.
